Forest City Selected as Master Developer
In November 1998, Forest City Enterprises, a family owned and publicly traded national real estate company with a commitment to mixed-use urban development, was selected to be the developer of Stapleton. Forest City has the experience in all aspects of development, access to capital and national marketing expertise to make Stapleton into the $4 billion development first envisioned by the Denver community more than 12 years before. A commitment was made to affordable housing, sustainable development, minority participation and other principles of the Stapleton Development Plan. Forest City purchased the first 270 acres at Stapleton in May 2001 and began the first phase.

Built Green
Built Green Colorado is a voluntary program that uses buyer demand, market education and builder training to encourage builders to build homes that:
  • Have better energy efficiency and reduce pollution
  • Have healthier indoor air
  • Reduce water usage
  • Preserve natural resources
  • Have improved durability and reduced maintenance
Stapleton's builders are required to meet and/or exceed the minimum level of the Built Green Colorado program. Built Green Colorado is administered by the Home Builders Association of Metro Denver (HBA), and supported by the Governor's Office of Energy Management and Conservation (OEMC), Xcel Energy, E-Star Colorado and Colorado Association of Home Builders

Other Stapleton Environmental Initiatives
Additional initiatives that are underway or planed for Stapleton that will benefit the environment include:
  • Over 1,100 acres of parks, trails, recreation facilities, and natural areas.
  • Planning of mixed-use communities that are walkable, bikable, and transit-oriented, thus reducing the dependence on automobile transportation.
  • Prairie and riparian corridors will be restored to increase the wildlife habitat at Stapleton.
  • Water reuse, energy and water conservation, renewable sources of energy supply and innovative storm water management approaches shall be put into play to maximize water quality improvement.
And Stapleton's old runways are being recycled and made into materials that will be used in roadways at Stapleton.

The "Stapleton Development Plan" or, commonly known, as the "Green Book" was published in 1995 and the Green Book has been adopted as part of the City and County of Denver's Comprehensive Plan in March of 1995. The Green Book presented a community-based vision for creating new jobs, housing, and open space on the old Stapleton property. While recognizing the potential for reuse, the Green Book also recognized the fact that environmental clean up of several areas of Stapleton would be required prior to development. In addition to the environmental clean up, restoration of natural features including Westerly Creek, Sand Creek, and Bluff Lake will create desirable surroundings for future development.
